"We" offer property rentals and management services in Rio de Janeiro - Brazil, subject to the following conditions. If you make a booking with us, you accept these conditions. Please read them carefully. In addition, if you make a booking through one of our affiliates or partners, you will be subject to the guidelines, terms and agreements applicable to such business. This contract is between the Management Company and the party leader ("You", "Guest") who must sign the booking form accepting these conditions on behalf of all persons named on the booking form ("Guests"), including those replaced or added by agreed amendment of the booking. Only the persons named on the booking form are entitled to use the property. A contract exists when you pay a deposit and the Management Company confirms the booking in writing.
Guest Responsibility: Guests are expected to treat the property, its furniture, fixtures, fittings and other facilities with care and respect. Any loss or damage to the property must be reported immediately to the Management Company. You will be responsible for any loss, damage or breakage caused during your stay. Occupancy at all properties is limited to the number of beds and guests registered. The Management Company reserves the right to evict for unauthorized occupancy.
Check-in: Check-in time is 4pm on the day of your arrival.
Check-out: Check-out time for all properties is strictly 10am on the day of departure.
Requests for “early check-in” and/or “late check-out” must be formally requested by the Guest at least 24 hours before the check-in or check-out time, respectively. The Management Company, at its discretion, may or may not allow this, taking into account all aspects related to the occupation of the property and without prejudice to the development of the cleaning work to prepare the house for the next Guests. The Management Company will inform its decision in writing. If by any chance the Guest has not received a response from the Management Company, this means that the request has been denied.
Early check-in and late check-out may not be available during peak periods and holidays.
Payment, deposit and fees: During the booking procedures, the Guest must pay at least 50% of the total daily rate (accommodation fee).
The reservation will only be considered accepted after confirmation of the first payment.
The balance of the accommodation fee plus the cleaning fee, additional services requested and all taxes due must be paid no later than 30 days prior to the check-in date.
Refunds: The Management Company cannot offer any refunds due to early departure and/or eviction from the property. No refunds or rent reductions are given for mechanical failures or malfunctions, utility outages or other maintenance issues related to air conditioners, heaters, dishwashers, washers, dryers, televisions, swimming pools, pool water heater failure and/or failure to reach requested temperature, other appliances and amenities.
Cancellation Policy: If you cancel your reservation up to 31 days prior to your arrival date, the deposit charged will be forfeited. If you cancel within 30 days of your arrival date, the management company reserves the right to charge the full balance due on your reservation. Any changes to your reservation dates will incur a $25 fee unless in addition to an existing reservation.
Property warranties and replacements: The management company makes every effort to honor all reservation requests for specific vacation homes. However, due to changes in home ownership, unforeseen mechanical issues, or any other circumstances, we cannot guarantee a specific rental property. We reserve the right to change assignments without notice or liability should a home become unavailable. We do not guarantee specific properties when stays are 5 nights or less, although every effort will be made to allocate the home of your choice.
Age: The management company will not rent to vacationing students or singles under the age of 21. Any reservation made under false pretenses will be subject to forfeiture of advance rental payment and deposit, as well as possible eviction..
Behavior: Noisy or unusual behavior is strictly prohibited. The management company reserves the right to evict, without refund, any person who creates a disturbance or becomes a nuisance. All condominium rules must be followed by all guests. Violation of any property rules, including but not limited to throwing or dropping any object on patios or balconies, will result in immediate eviction without refund.
Smoking: All residences are designated as non-smoking.
Pets: Pets will only be admitted when explicitly listed as allowed. In any case, they must be previously informed and authorized by the management company. If a pet is found in any home without authorization, a fine of R$500 will be charged to the guest's credit card. A pet fee will apply for authorized pets that must be paid at the time of booking and before check-in.
Property Parking: The number of available parking spaces will vary according to each property. Parking of trucks and boats is prohibited. Park in the location determined by the condominium or the building's caretaker.
Cribs, highchairs and sofa beds:Any additional requests for sofa beds, crib and highchairs must be advised at the time of booking. There is no commitment to provide these and an additional charge may apply.
